Mortgages to suit your needs
Flexible
Choose the right term, from 6 months to 10 years, and the right amortization (up to 30 years).
Multiple payment options
Choose weekly, bi-weekly, semi-monthly or monthly payments to suit your cash flow. Up to 15% of the original principal can be paid down each year on the mortgage anniversary date. Also, scheduled payments can be increased, on an ongoing basis, by up to 15% once each year.
Waived legal fees
You may be eligible to borrow additional funds without incurring further legal fees, if the amount is covered by your existing mortgage security.

Frequently Asked Questions
Many people see the choice between a fixed- and variable-rate mortgage as one-or-the-other. But there’s room for some creativity here. A “hybrid mortgage” lets you go “fixed” for a portion of your mortgage (providing some payment certainty) and variable for the rest (allowing for the possibility of savings, which variable rates have historically offered over fixed rates).
The “blend and extend” option lets you average currently available rates with the rate your fixed-rate mortgage carries now and use that as the basis for an extension. This could offset some of your payment increase at renewal.
There are a few things you can do ahead of time to ensure you get the best rate possible. First, keep on top of your debt and stay current with payments. This will help with your credit score. Review mortgage insurance options, including those through the CMHC (Canada Mortgage and Housing Corporation). And “lock in” your rate once you’ve found the best one for you – this can be held up to 120 days in some cases.
