Be ready with the right paperwork
Applying for a mortgage can be stressful. Be prepared with all the documents you need to apply to make the process as smooth as possible.
Here is a checklist of documents to have on hand when getting ready to apply for a mortgage:
- Your personal CRA Notice of Assessments from the previous two years
- One of the following:
- If salaried, hourly, or seasonal worker: last two years’ T4s or last two years’ T1 Generals
- If newly employed, also include a Letter of Employment
- If self-employed: last two years’ T1 Generals and last two years’ business financial statements
- A few recent paystubs
- If you’re renting property: Tenancy Agreement for each
- Investment statements (recent to the last three months)
- Most recent Property Tax Notice for each currently owned property
- Purchase Agreement if you’re at that stage
- If you’re purchasing a condo or other type of strata property: Form B and Depreciation Report
- If you’re purchasing a single family dwelling: Fire Insurance Certificate (for re-advances only)
